Challenge

Plan development and approvals delayed the construction start by three months, reducing a difficult 12-month schedule to only nine months to complete this project. To furnish and install the new mechanical and plumbing systems within the newly condensed construction schedule, it was essential for the Shapiro & Duncan project team to focus heavily on preplanning with Building Information Modeling (BIM) and prefabrication.

Solution

Mechanical system components were completely replaced and consisted of Custom Air Handling Units, Water Source Heat Pumps, Exhaust & Ventilation Fans, Reversing Chillers, Electric Heaters, Condensing Boilers, Heat Exchanger, Cooling Tower, Split System Heat Pumps, HVAC Ductwork, Mechanical Piping, Variable Air Volume Units, Make up Air Units, HVAC Pumps and a Building Management System.

Our plumbing solution required total replacement of all piping, equipment and fixtures to create a completely new plumbing system.

Result

The client was provided with a fully functioning HVAC and plumbing system more than two weeks ahead of an already condensed construction schedule. Our ability to overcome adversity, as well as our overall top performance on this project, gave us the opportunity to work again with the GCS/Sigal team on a second high-profile D.C. school modernization project that starts around mid-spring 2012.
